What Scaalr does not do

Scotland is not supported: a Scottish property will not have notices scheduled or served, and Scaalr does not claim UK-wide coverage. New York coverage is market-rate tenancies only; rent-stabilized units are not supported, and the product says so before you schedule one.

How it runs, in every market: you set the rate. Scaalr resolves the property to its market profile, validates the increase against that profile's cap or guideline, frequency limit, and notice period, prepares the paperwork that market requires (where a market mandates official government paperwork, Scaalr fills exactly that; everywhere else it composes the notice from the market's own rules), and holds it until a designated signer signs. It serves by email where the market's rules allow that, and hands your team a record-of-service task where they do not. Either way the result is recorded against the lease. Automated notices begin in a market only after a property manager on your team reviews and acknowledges that market's current rules. Scaalr validates against the market profile it catalogs and does not give legal advice.
