Text message notifications: consent and opt-in

Property management companies using Scaalr (scaalr.com) can send informational text messages to their residents and property owners: case and maintenance updates, amenity booking reminders, and building notices. These are operational notifications, not marketing.
How consent is collected
Consent is collected in writing at lease signing or during resident or owner onboarding, using the following consent language:
I agree to receive informational text messages about my tenancy or property (case and maintenance updates, amenity reminders, building notices) from my property management company via Scaalr at the mobile number provided. Consent is not a condition of service. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to cancel. How consent is recorded and enforced
Property staff record the consent on the resident's profile in the Scaalr platform. The platform stores the consent state together with a timestamp and the identity of the person who recorded it, and will not send text messages to a recipient without recorded consent. A resident may also start a conversation by texting their property's phone number; replies are limited to that conversation.
Opting out
Recipients can opt out at any time by replying STOP to any message, and can reply HELP for help. Opt-outs take effect immediately and are enforced platform-wide via a suppression list, in addition to carrier-level opt-out handling.
